RE/MAX International has recognized that the current real estate market suffers from declining home values due to an increased inventory. Dave Liniger, Chairman and Co-Founder of RE/MAX International has teamed up with the Distressed Property Institute, based in Boca Raton, Fl. to offer to RE/MAX agents, the Certified Distressed Property Expert (CDPE) designation after comprehensive training on how to handle short sales. Realtors with this designation are better equipped to work with lenders, buyers and sellers to create solutions that could save homeowners from foreclosure, something many in today’s difficult financial environment are facing. RE/MAX Professional Realty, Inc. believes that this is one of the best ways to have a positive impact in our community. Several of our agents; Liz Schmidt, Debbie Clamer, Nikki Grogan, Jan Townsend, Ann Slaymaker, Judie Booth, Dawn DiDonato, Nancy Glenn and Christine Cosimano, CJ Stein, Claire Richards, Theresa Tarquinio, Bob Murray, Lois Evans, Paul Geary, Teri Freed as well as Broker/Owner Bob Hallowell recently completed the CDPE training and received certification.

According to the National Association of Realtors®, over 45% of existing home sales in the 4th quarter of 2008 were foreclosures and short sales. Nationally, only 12 percent of short sales are approved. Among CDPE designated Realtors®, more than 80 percent of short sales are approved.

In a short sale transaction, homeowners are permitted to sell their property for less than the mortgage amount in order to prevent foreclosure.  By preventing a foreclosure in today’s market, both lender and homeowner avoid additional costs affiliated with the foreclosure process.
